Fremont Celebrating Opening of Osgood North and Osgood South Affordable Housing Apartments

FREMONT, Calif.: On the heels of the grand openings of Fremont Family Apartments and Bell Street Gardens, the City of Fremont, in partnership with The Pacific Companies and Maracor Development, will celebrate the grand opening of Fremont’s newest affordable housing communities, Osgood North and Osgood South Family Apartments, on Thursday, October 16 from 10:00 am to 11:00 am.

Osgood North and Osgood South are two six-story modular buildings located along Osgood Road in Fremont, near the future Irvington BART Station. Together, they provide 210 affordable homes for families and individuals earning between 30-80% of the area median income.

The grand opening will include a ribbon-cutting ceremony and remarks from Fremont Mayor Raj Salwan, California State Senator Dr. Aisha Wahab, Alameda County Supervisor Elisa Márquez, and The Pacific Companies Executive John Nicolas.

Members of the media will have the opportunity to interview key representatives and attend a guided tour of an available unit after the ribbon-cutting ceremony.

Located at 41829 and 41911 Osgood Road, the communities feature courtyards, dedicated parking spaces, and a range of sustainability features, including an energy-efficient heat pump system that provides both heating and cooling and a solar-ready design. Residents also have access to onsite services and case management support from Central Valley Coalition for Affordable Housing.

Osgood North was funded through $6 million from the City of Fremont Affordable Housing Fund, $40.4 million in Low Income Housing Tax Credit Equity, $25 million in Tax-Exempt Bond Proceeds, $8 million in Recycled Tax-Exempt Bond Proceeds, $7.98 million in Deferred Developer Fees, and $1.6 million from a General Partner Loan. Meanwhile, Osgood South was funded through $6 million from the City of Fremont Affordable Housing Fund, $34.4 million in Tax-Exempt Bond Proceeds, $7.9 million in Deferred Developer Fees, $7 million in Recycled Tax-Exempt Bond Proceeds, $6 million in Taxable Bond Proceeds, and $3.7 million in Low Income Housing Tax Credit Equity.
